WlTNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00} dollars paid by
the pady of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
SEE SCHEDULE "A" ANNEXED HERETO AND MADE A PART HEREOF
BEING AND INTENDED TO BE the same premises conveyed to lAN McKAY and STEPHEN COLANGELO
by deed made by Sheldon Cullison dated July 30, 2001 and recorded in the Suffolk County Clerk's Office on
August 16, 2001 in L[ber 12136 Page 130.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
~remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the pady of the
first par[ will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "pady" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

All that certain plot, piece or parcel of land, situate, lying and being in the Town
of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a point on the westerly side of Sunset Avenue at the southeast
corner of the herein described premises where the same is intersected by the
northerly side of land now or formerly of McCaw; said point or place of beginning
being also distant the following two courses and distances as measured along
the southerly and westerly sides of Sunset Avenue from the corner formed by the
intersection of the westerly side of Marratooka Lane wit the southerly side of
Sunset Avenue:
(1) North 88 degrees 37 minutes 40 seconds west 249.50 feet along the
southerly side of Sunset Avenue to the westerly side of Sunset Avenue;
(2) North 01 degrees 22 minutes 20 seconds East 120.00 feet to the true
point or pace of beginning
RUNNING THENCE from said true point or place of beginning along land now or
formerly of McCaw North 88 degrees 37 minutes 40 seconds west 199.53 feet;
THENCE continuing along said last mentioned land and along land now or
formerly of W.R. Wickham South 07 degrees 59 minutes 20 seconds West
323.27 feet to the mean high water mark of Marratooka Lake;
THENCE along the mean high water mark of Marratooka Lake the following two
tie tine courses and distances:
(1) North 47 degrees O0 minutes 40 seconds West 115.98 feet;
(2) North 55 degrees 20 minutes 20 seconds West 55.88 feet to land now or
formerly of Nature Conservationist;
THENCE along said last mentioned land the following two courses and
distances:
(l) North 07 degrees 59 minutes 20 seconds East 235.00 feet;
(2) South 88 degrees 37 minutes 40 seconds East 343.12 feet to the
westerly side of Sunset Avenue;
THENCE along the westerly side of Sunset Avenue South 01 degrees 22
