BEGINNING at a point on the northerly side of Eugene's Road at the southwesterly corner of land now or formerly of
Richard Young which point is located 619.96 feet westerly measured along the northerly side of Eugene's Road from
the corner formed by the intersection of the northerly side of Eugene's Road and the westerly side of Bay Avenue;
RUNNING THENCE westerly along the northerly side of Eugene's Road the following there (3) courses and
distances:
1. South 51 degrees 30 minutes 30 seconds West 8.78 feet;
2. South 62 degrees 45 minutes 30 seconds West 83.07 feet;
3. South 76 degrees 42 minutes 20 seconds West 9.77 feet to land or R & M. Young, formerly Tuthill:
THENCE along the last mentioned land the following two (2) courses and distances: 1. North 7 degrees 51 minutes 00 seconds West 143.99 feet;
2. North 62 degrees 45 minutes 30 seconds East 101.38 feet to land of Richard Young;
THENCE alon9 the last mentioned land South 7 degrees 51 minutes O0 seconds East 144.68 feet to the northerly
side of Eugene's Road at the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated February
11, 1993, recorded April 2, 1993 in the Office of the Clerk of the County of Suffolk in Libor 11624 Page 66.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and wilt apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties" when ever the sense of this indenture so requires.
