also all the estate which the said decedent had at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part wil} receive the consideration for this conveyance and will hold the right to receive such consideration

SCHEDULE A
ALL that certain plot, piece or parcel of land with the buildings and improvements
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York known and designated as Lot No. 31 on a certain map entitled, "Map of Oregon View
Estates" and filed in the office of the clerk of the County of Suffolk on April 4, 1975 as
Map No. 6241 said lot being more particularly bounded and described according to said map
as follows:
BEGINNING at a point on the southwesterly side of Horseshoe Drive where same is
intersected by the southeasterly end of a curve having a radius of 25.00 feet a length of
39.27 feet which said curve connects the southwesterly side of Horseshoe Drive with the
southeasterly side of Gold Spur Street;
RUNNING THENCE from said point or place of beginning along the southwesterly side of
Horseshoe Drive the following three (3) courses curves and distances:
1. South 51 degrees 43 minutes 45 seconds east 90.00 feet
Southeasterly along the arc of a curve bearing to the right having a
radius of 229.26 feet a distance of 106.26 feet
South 25 degrees 10 minutes 25 seconds East 61.73 feet to the division
line between lots 30 and 31 on aforesaid may;
THENCE along said last mentioned division line south 64 degrees 49 minutes 35 seconds west
160.00 feet to the division line between lots 31 and 32;
THENCE along last mentioned division line north 39 degrees 40 minutes 12 seconds west
219.54 feet to the southeasterly side of Gold Spur Street;
TRENCE along the southeasterly side Gold Spur Street in the northeasterly direction along
the arc of a curve bearing to the left having a radius of 576.14 feet a distance of 125.00
feet to the southwesterly end of a curve having a radius of 25.00 feet a length of 39.27

THENCE in southeasterly direction along the arc of said curve bearing to the right having
