James Lowery, residing at 11 Tex Court, Islip, New York 11751, as to his 50 percent
undivided interest,
party of the first part, and
James Lowery, Trustee of the James Lowery Trust dated May O~E~, 2012, residing at 11 Tex
Court, Islip, New York 11751, as to an undivided 50 percent interest,
part}' of the second part, .:
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the'second part, does hereby grant and release
nnto the party of the second part, the he!r,s or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being
ALL that certain plot, piece or parcel of land, together with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk, and
State of New York, known and designated as the southwesterly one-half of Plot No. 281, all
off Plots Nos. 282, 283,284 and 285, on a certain Map entitled, "Map of Goose Bay Estates,"
in the Town of Southold, Suffo k County, New York, said map being made by Lewis N.
Waters, L.S. of Oyster Bay, L.i., New York, dated September 12"', 1934, and filed in tl~e
Office of the Clerk of the County of Suffolk, on the 13m day of November, 1934, as and by
the Map No. 1176 (Abstract No. 1197).
SAID PREMISES BEING KNOWN AS 650 Oak Avenue, Southold, New York.
TOGETHER with all the right title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances, and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
tile party of the second part, the heirs or successors and assigns of the party of the second part
forever.
SUBJECT 'FO A LIFE ESTATE IN GLORIA DESPAGNI.
AND the party of the first part covenants that the party of the first part has not done or
suf'fered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost of
the improvement before using any part of the total of the same for any other purpose.
Tile word "party" shall be construed as if it reads "parties" whenever the sense of this
indenture so requires.
