TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described promises to the center lines thereof; TOGETHER with the appurtenances and all.the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first par[ covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the

SCHEDULE A-1 (Description)
ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island in the Town of Southold, County
of Suffolk and State of New York, being bounded arid described as follows:
BEGINNING at a stone monument set in the easterly side of a road known as Isabella Beach Road 40 feet wide, where
the same is made by land now or formerly of Barry R. Bryan said monument being 1952.93 feet South ora point which is
1556.12 feet West of another monument marking the U.S. Coast and Geodetic Survey Triangulation Station 'NIN" (which
said "NIN' monument is located near the western end of a ridge overlooking the South Shore of Fishers Island and on the
highest point between Chocomount and Mount Prospect and lies South 45 degrees 17 minutes 26 seconds East of North
Dumpling Light in Fishers Island Sound); and
RUNNING THENCE northerly, along the easterly side of said road and following the arc of a curve to the right whose
radius is 753.61 feet and the direction of whose radius at that point is South 87 degrees 13 minutes 54 seconds East,
240.90 feet to land now or formerly of Anne R. Bunting;
THENCE said land South 65 degrees 06 minutes 20 seconds East, 474.75 feet to Block Island Sound;
THENCE Block Island Sound the following tie line course and distance: South 28 degrees 41 minutes 06 seconds West,
208.35 feet; to land now or formerly of Bryan above mentioned and;
THENCE along said land the following 2 courses and distances: North 60 degrees 59 minutes 00 seconds West, 262.67
feet to a stake;
THENCE North 82 degrees 13 minutes 20 seconds West, 151.90 feet to the monument set on the easterly side of said road
at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
