WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,

1927, and filed in the Office of the Clerk of Suffolk County, New York, which lot is bounded on
the north by Lot Number 109, on the east by land formerly of Nathan Kaplan, on the south by
Lot Number 111, now or formerly owned by Henry Minch and Caroline Minch, on the west by
Sixth Avenue, and being more particularly bounded and described according to said map as
follows:
BEGINNING at a point on the easterly side of Sixth Avenue where the same is intersected by the
division line between Lots 109 and 110, said point being distant 500.43 feet southerly as
measured along the easterly side of Sixth Avenue from the corner fom~ed by the intersection of
the easterly side of Sixth Avenue and the northerly side of West Street;
RUNNING THENCE South 76 degrees 14 minutes 00 seconds East along the division line
between Lots 109 and 110, 145.45 feet to lands now or formerly of Kaplan;
THENCE South 14 degrees 46 minutes 40 seconds West along the last mentioned lands, 50.00
feet to the division line between Lots 110 and l 11;

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated October 14, 2010, and recorded December 1, 2010, in the Office of the Suffolk
County Clerk in Liber 12644, Page 738.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
~vith the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
