party of the first part, and
LINDA GAMBARDELLA, residing at 19 Westbury Road, Garden City, New York 11530,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen ($t0.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point, or Little Hog Neck, Suffolk County, New York, and
known and designated as Lot No. 91 on a certain map entitled, "Amended Map A of Nassau Point, owned
by Nassau Point Club Properties, Inc. situate in Town of Southold, Suffolk County, Long Island, New
York", surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. & Surveyor, Greenpon, New York, and filed
in the Office of the Clerk of the County of Suffolk on August 16, 1922 as File No. 156, and bounded and
described as follows:
BEGINNING at a point on the westerly side of Nassau Point Road, where the division line
between Lots 90 and 91 intersects said westerly side of Nassau Point Road as shown on the above map;
RUNNING THENCE South 54 degrees 43 minutes 00 seconds West along last mentioned
division line, 388.41 feet to the apparent high water mark of Gmat Peconic Bay as of March 12, 2007;
THENCE along said apparent high water mark of Great Peconic Bay on a tie line bearing North
36 degrees 49 minutes 58 seconds West, a tie line distance of, 100.04 feet to the division line between
Lots 91 and 92 on the above map;
THENCE North 54 degrees 43 minutes 00 seconds East along last mentioned division line,
484.79 feet to the westerly side of Nassau Point Road;
THENCE southerly along the westerly side of Nassau Point Road on a tie line course and
distance of South 7 degrees 50 minutes 50 seconds West, 137.05 feet to the point or place of
BEGINNING.
Said premises being known as 9480 Nassau Point Road, Cutchogue, NY 11935.
Being and intended to be the same premises as conveyed to MICHAEL GAMBARDELLA and
LINDA GAMBARDELLA from JANE T. COLAHAN by deed dated August 3, 2007, and recorded in
the Suffolk County Clerk's office in Liber D00012517 at page 99.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the first part is seized of the said premises in fee simple, and has good
right to convey the same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from encumbrances, except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance
of the title to said premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
