THIS INdeNTURE, made the 12th day of October, 2012
BETWEEN
E. SCOTT WALTER, residing at 80 Watersedge Way, Southold, New York,
party of the first part, and
KATHLEEN M. MAY and MATTHEW J. McDONNELL, as husband and wife, residing at 21 Riverview
Drive, Newbury Massachusetts,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Hamlet and Town of Southold,
County of Suffolk and State of New York, known and designated as and by Lot No. 54 on a certain map entitled
"Map of Terry Waters" filed on 12/29/1958 in the Office of the Clerk of the County of Suffolk, under #2901, and
more commonly known as 400 Pleasant Place, and which said tot is more particularly bounded and described as
follows:
BEGINNING at a point on the westerly side of Rambler Road at the southerly end of the arc of a curve which
connects the westerly side of Rambler road with the southerly side of Pleasant Place;
RUNNING THENCE South 29 degrees 15 minutes 00 seconds West along Rambler Road 110.59 feet;
THENCE North 66 degrees 22 minutes t0 seconds West 116.68 feet;
THENCE North 23 degrees 37 minutes 50 seconds East, 150 feet to the southerly side of Pleasant Place;
THENCE South 66 degrees 22 lninutes 10 seconds East, along the southerly side of Pleasant Place, 91.31 feet to
the northwesterly end of the arc of a curve, which connects the westerly side of Rambler Road with the southerly
side of Pleasant Place.
THENCE Southeasterly along the arc a of said curve, bearing to the right, having a radius of 36.37 feet, a
distance of 60.82 feet to the southerly end thereof, at the point or place of BEGINNING.
TOGETHER with a right of way for ingress and egress and for public utilities, in common with others, over a
strip of land fifty feet wide extending from the southeasterly and from the northwesterly comers of said premises
to Main Bay View Road, said strip of land to be in such location as reasonably designated by party of the first
part. Said right of way shall be contiguous to and touch on all points in the northerly and easterly lines of the
premises above conveyed.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by a deed recorded
4/23/1998 in Liber 11889, Pg. 932.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

written.
