the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment o! the cost of the improvement before using any part o! the total of the same [or
any other purpose.

Southold, County of Suffolk and State of New York, being more particularly bounded
and described as follows:
BEGINNING at an iron pipe on the westerly side of Tucker Lane 660.00 feet northerly
from a' rail monumem at the intersection of said westerly line with the northerly line of
land of Long Island Railroad, said point beginning being the northeasterly comer of
land conveyed by the party of the first part to Metlas, from said point of beginning
running along said land of Mellas, South 68 degrees 09 minutes 30 seconds West,
200.00 feet to an iron pipe;
RUNNING THENCE along land of the party of the first part, two courses as follows:
1) North 21 degrees 50 minutes 30 seconds West, 100.00 feet;

Tucker Lane;
