party of the first part, and
KENNETH E. RICHTER, residing at 354 Terrace Avenue, Garden City, New York 11530, as Trustee
of the KENNETH E. RICHTER REVOCABLE TRUST AGREEMENT dated June 14, 2012, as to
an undivided one-half (~A) interest, and ARLINE RICHTER a/k/a ARLINE C, RICHTER, residing
at 354 Terrace Avenue, Garden City, New York 11530, as Trustee of the ARLINE RICHTER a/k/a
ARLINE C. RICHTER REVOCABLE TRUST AGREEMENT dated June 14, 2012, as to an
undivided one-half ('/2) interest, as Tenants in Common,
party of the second part,
WlTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Southold, Town of Southold, County of Suffolk, State of New York, as
more fully set forth on Schedule "A" annexed hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by Deed
dated January 6, 1978, and recorded on January 17, 1979, in Liber 8376, Page 236, in the Suffolk
County Clerk's Office.
SAID PREMISES being known as and by the street address 625 Lake Drive, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and ali the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of thc first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
)remises in fee simple, and has good right to convey the same; that the party of the second part shall
quietly enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid;
that the party of the first part will execute or procure any further necessary assurance of the title to said
~remises; and that said party of the first part will forever warrant the title to said premises.
NOTWITHSTANDING THE FOREGOING, the foregoing covenants of the party of the first part shall
be personal to the party of the second part and such covenants shall not inure to the benefit of any of
the party of the second paws successors and assigns and may.not be relied upon by any other party
whatsoever.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Southold, Town of Southold, County of Suffolk, State of
New York, being more particularly described as follows:
BEGINNING at a point on the Southerly side of Lake Drive, distant 974.77 feet Easterly
when measured along the Southerly side of Lake Drive from the comer formed by the
intersection of the Southerly side of Lake Drive with the Easterly side of Lake Court and from
said point of BEGINNING; and
RUNNING THENCE along the Southerly side of Lake Drive the following two courses and
distances:
