All that certain plot, piece or parcel of land with the building and improvements
thereon erected situate and lying and being in the Town of Southold, County of Suffolk,
State &New York, bounded and described as follows:
BEGINNING AT a point in the easterly side of a right of way commonly known
as Birdseye Road (or Birdseye Lane), said point marking the southwest comer of the
premises about to be described, and said point &beginning being 322.9 feet northerly
from a concrete monument in the northerly side &Main Road, marking the southwest
comer of land now or formerly of Isaac Edwards, said monument being about 2500 feet
from the intersection of the westerly side of Youngs Avenue with the northerly side of
Main Road and from said point of beginning;
Running thence along the easterly side of said right of way north 4 degrees 27 minutes 10
seconds east 162.2 feet to a monument marking the intersection of a 25 foot right of way
with the easterly line of Birdseye Road (or Birdseye Lane);
Running thence south 83 degrees 59 minutes 40 seconds east 164.5 feet to a point;
Thence south 4 degrees 00 minutes 00 seconds west 64,75 feet to a point;
Thence south 4 degrees 02 minutes 00 seconds west 2.0 feet;
Running thence south 4 degrees 20 minutes 00 seconds west 96.85 feet;
Thence north 83 degrees 31 minutes 00 seconds west t 65.28 feet to the point or place of
BEGINNING.
TOGETHER with a right of way 33 feet in width in front of said premises running
southerly to Main Road.
