of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and

of the same for any other purpose.

All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Orient, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly line of a 33 foot private road known as
"South View Drive" at the northwesterly comer of the land of Robert Gordon, said
point of beginning being also 455 feet westerly along said southerly line of"South
View Drive" from the westerly line of another 33 foot private road known as Brown's
Hills Road; from said point of beginning running along land of Robert Gordon South
41 degrees 21 minutes 25 seconds East 163.74 feet more or less to land now or
formerly of Droskoski; thence along said land now or formerly of Droskoski South
60 degrees 48 minutes West 154.41 feet to land of J. Stewart Johnson; thence along
said land heretofore conveyed by the parties hereto to said J. Stewart Johnson 173.71
feet to the southerly line of"South View Drive"; thence along said southerly line of
"South View Drive" two courses as follows: (1) North 66 degrees 00 minutes East
98.11 feet; thence (2) North 60 degrees 50 minutes East 62.01 feet to the point or
place of beginning.
Being and intended to be the same premises as that conveyed by deed dated October
31, 1972 and recorded in the Suffolk County Clerk's Office on November 22, 1972
in Liber 7288 at page 24.
