WITNESSETH, that the party of the first part, in
consideration of ten dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part,
the heirs. or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being at Bayview, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows :
BEGINNING at a point on the southerly side of North Bayview
Road, where the division between premises herein described
and land of Titus intersects the southerly side of North
Bayview Road;
RUNNING THENCE south 73 degrees 14 minutes 10 seconds east
along the southerly side of North Bayview Road, 371 .46 feet
to land of Stott;
THENCE along said land the following two courses and
distances :
1 . South 21 degrees 40 minutes 40 seconds west 521. 65 feet;
2 . South 46 degrees 14 minutes 20 seconds east 161 . 82 feet;
to land of DeHaan;
THENCE along said land the following three courses and
distances :
1 . South 23 degrees 02 minutes 50 seconds west, 406 .50 feet;
2 . South 21 degrees 45 minutes 20 seconds west, 363 .40
feet . ;
3 . South 22 degrees 24 minutes 30 seconds west, 364 . 73 feet
to land of R. Akscin;
THENCE north 69 degrees 26 minutes 50 seconds west, along
said land, 518 . 33 feet to land of F. Akscin;
THENCE along said land, and also along land of Titus, north
22 degrees 07 minutes 10 second• •art, 1695.39 fest to the
` southerly side of North Bayview Road, the point or place of
BEGINNING.

Being and intended to be the same premises acquired by the
grantor herein by deed dated July 31, 1996, recorded in the
Suffolk County Clerk's Office on November 6, 1996 in Liber
11800, Page 343 .
TOGETHER with all right, title and interest, if any, of the
party of the first part in and to any streets and roads
abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said
premises, TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of
the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section
13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and
will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly
executed this deed the day and year first above written.
