WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being jw6m in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot Numbered 7 and the northerly half of Lot 6 on a
certain map entitled, "Map of Seawood Acres, Section 1" and filed in the Office of the
Clerk of the County of Suffolk on 6/26/56 under the Map No. 2575, said lot and part of lot
being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Seawood Drive distant 1471.19 feet
southerly as measured along the easterly side of Seawood Drive from the corner formed by
the intersection of the easterly side of Seawood Drive and the southerly side of North
Bayview Road;
DISTRICT RUNNING THENCE South 63 degrees 21 minutes 00 seconds East 150.00 feet;
1000 THENCE South 26 degrees 39 minutes 00 seconds West 150.00 feet;
SWrION THENCE North 63 degrees 21 minutes 00 seconds West 150.00 feet to the easterly side of
088.00 Seawood Drive;
BLOCK THENCE North 26 degrees 39 minutes 00 seconds East along the easterly side of Seawood
02.00 Drive 150.00 feet to the point or place of BEGINING.
WT BEING AND INTENDED TO BE the same premises as conveyed to the party of the first
007.000 part by deed dated 5/18/92 and recorded on 5/29/92 in Liber 11473 cp 579.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
