Dear Mr. Caminiti:
This letter will acknowledge receipt of your recent appli-
cation. The members of the Board of Appeals will be conducting
field inspections and environmental reviews as may be required
by State and local laws prior to scheduling your application
for a public hearing.
It is requested in the interim that you proceed with the
Planning Board and the Suffolk County Department of Health
Services for Article VI subdivision approvals in order that
they may submit their written comments or approvals as early
as possible. Upon receipt of their input, your application
will be scheduled for the next available hearing date by our
office.
If the above documents are submitted to our office by'
February 20th, it is expected that the public hearing would
be held about the middle part of March. A copy of the notice
of hearings as published in the Long Island Traveler-Watchman
and Suffolk Times will be sent to you as confirmation.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because we would not be able to dispose our property. We are elderly and in
our $0's and trying to dispose of our real estate. We purchased the land in question (lot 29)
in 1956 from Mildred Ketcham Foster who is our son-in-law's mother. When we purchased
the land we had Van Tuyl draw a land map for us and thought the land was divided into two
parcels. Lot #l, as shown on the new set-off map (dated November lg~ ]955) is a small all year
round cottage which is in needed repair and presently vacant. Lot #2 consists of a large one
family house which is also vacant. We live directly across Ketcham Lane and our daughter,
Frances Ketcham and her husband Kenneth Ketcham live behind us also on Ketcham
Lane.
2 The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because we proposed to §ive the cottage on
Lot Itl to our daughter Frances and the house on Lot #2 to our other daughter, Betty. We
can not do so because the lots are not divided and are undersized according to present
code regulation, although in 1956 the lots would have been approved. It was only when we
consulted councel did we find out we could not convey the land to our children.
3 The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because Lot one is l~.12~ sq. ft. and lot two is 27.6#3 sq.
Both are in keeping and consistant with the size of all other lots in the area. We do not
propose any new construction. The only change would be an imaginary line drawn between
the two lots. Rather than have two single family dwellings on one parcel, we propose to
split the parcel so that there will be only one dwelling on each lot which is really more
consistant with present zoning.
