� WARRANTY DEED
THIS INDENTURE, made January �, 1998 , among FRANCO G.
PURITA, having an address at 19995 Soundview Avenue, Southold, NY
11971 ( "Grantor" ) , and FRANCO G. PURITA and CLAUDIA PURITA, his
wife, each having an address at 19995 Soundview Avenue, Southold,
NY 11971 (collectively hereinafter referred to as "Grantees" ) .
WITNESSETH, that Grantor, in consideration of Ten Dollars
and other valuable consideration, the receipt and sufficiency of
which hereby are acknowledged, does hereby grant, bargain, sell and
convey unto Grantees and the heirs, executors, administrators,
legal representatives, successors and assigns of Grantees forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, ly-
ing and being in Southold, the County of Suffolk and the
State of New York, being more particularly described in
Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto
Grantees and the heirs, executors, administrators, legal represen-
tatives, successors and assigns of Grantees forever .
THE GRANTOR herein being the same person as the Grantee
in deed dated 12/12/91, recorded 12/20/91, in the Office of the
Clerk of the County of Suffolk, in Liber 11389 Page 451 .
THE GRANTOR herein being the same person as one of the
Grantees herein.
SAID PREMISES being known as and by the street address
19995 Soundview Avenue, Southold, NY, and being designated on the
Suffolk County Tax Map as Dist : 1000, Sec : 051 , Blk: 04 , Lot :
006 .
Grantor is the owner of said premises . Said premises is
not located in an agricultural district .
Grantor covenants that Grantor is seized of said premises
in fee simple, and has good right to convey the same; that Grantees
shall quietly enjoy said premises; that said premises are free from
encumbrances, except as set forth herein; that Grantor will execute
or procure any further necessary assurance of the title of said
v.

ALL that certain plot , piece or parcel of land with the build-
ings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk and State of New York ,
bounded and described as follows :
BEGINNING at a monument in . the northerly side of Sound View Ave-
nue where the easterly line of land hereinafter described and the
westerly line of land. now or formerly of Litras, formerly of
Marshall , formerly of G. & I . Newman intersects said northerly
side of Sound View Avenue;
RUNNING THENCE North 82 degrees 16 minutes 30 seconds West along
said northerly side of Sound View Avenue, 100. 00 feet to a point ;
THENCE North 06 degrees 33 minutes 10 seconds East , 225 . 91 feet
more or less to the ordinary highwater mark of Long Island Sound ;
THENCE -Easterly along said ordinary highwater mark of Long Island
Sound, on a tie-line course and distance of North 87 degrees 29
minutes 10 seconds East, 90 :05 feet to the northwesterly corner
of land now of formerly of Litras , formerly of Marshall , formerly
of G. & I . Newman;
THENCE South 03 degrees 56 minutes 20 West along the westerly
side of last mentioned land and passing through a monument , 242 . 39
feet more or less to the monument in the northerly side of Sound
View Avenue, at the point or place of BEGINNING.
