Hauppauge, New York 11788, Referee duly appointed in the action hereinafter mentioned,

Witnesseth, that the Grantor, the Referee appointed in an action between:
AMERICAN HOLDINGS, LLC., Plaintiff, and GARTH D. GRENNAN; et al.; Defendants,
foreclosing a mortgage dated the 10th of September nineteen hundred and eighty-six,and recorded
on the 23rd day of October,nineteen hundred and eighty-six in the Office of the Clerk of the County
of Suffolk in Liber 12112 of mortgages, at page 158 in pursuance of a judgment entered at Special
Term,Part II of the Supreme Court of the State of New York,County of Suffolk on the 16th day of
January nineteen hundred and ninety-eight and in consideration of ONE HUNDRED SIX
THOUSAND FOUR HUNDRED and 00/100($106,400.00)Dollars paid by the Grantee,being the
highest sum bid at the sale under said judgment,does hereby grant and convey unto the Grantee,all
the right, title and interest of the defendants in and to
ALL that certain plot,piece or parcel of land,situate,with the buildings and improvements thereon
erected,situate,lying and being,in the Town of Southold, Suffolk County,New York,bounded and
described as follows:
BEGINNING at a point on the easterly side of Town Harbor Lane at the southwest comer of the
premises herein describe and adjoining land now or formerly of Robert Thompson on the south,
being distant 210 feet northerly from the comer formed by the intersection of the northerly side of
Noey Lane and the easterly side of Town Harbor Lane;
THENCE north 31 degrees 31 minutes 10 seconds west along the easterly side of Town Harbor
Lane, 50 feet to land now or formerly of Frances Woodward;
THENCE north 53 degrees 28 minutes 50 seconds east, 104 feet;
THENCE south 31 degrees 31 minutes 10 seconds east still along the last mentioned land, 50 feet
to land now or formerly of Thompson;
THENCE south 53 degrees 28 minutes 50 seconds west along the last mentioned land, 104 feet to
the easterly side of Town Harbor Lane, at the point or place of BEGINNING.
Said premises being known as and by 895 Town Harbor Lane, Southold,New York.
To have and to hold the premises granted unto the Grantee, and assigns forever.
Whenever the text hereof requires, the singular number as used herein shall include the
plural and all genders.
