joint tenants with right of survivorship,

WITNESSETH, that the parties of the first part, in consideration of ten dollars and other
valuable consideration paid by the parties of the second part, do hereby grant and relea
unto the parties of the second part, the heirs or successors and assigns of the parties o
second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements there(
erected, situate, lying and being at Bayview, near Southold, County of Suffolk and State
New York, bounded and described as follows:
BEGINNING at a point on the southwesterly line of a certain 50 foot private road, which
is North 67 degrees 35 minutes 20 seconds West a distance of 151.24 feet from the
intersection of the southwesterly line of said 50 foot private road with the southeasterly li
a certain 50 foot private road extending from Bayview Road southerly.to Little Peconic B
said intersection being 1813.95 feet southwesterly along said southeasterly line of said 5
foot private road from its intersection with the southwesterly line of Bayview Road;
RUNNING THENCE, South 35 degrees 02 minutes 40 seconds West a distance of 166.0
to ordinary high water mark of Little Peconic Bay;
RUNNING THENCE, in a northwesterly direction along said ordinary high water mark of I
Peconic Bay North 67 degrees 35 minutes 20 seconds West a distance of 100 feet to the
other land now or formerly of Edward Mills and Amelia C. Mills, his wife, and Edith Mills
Olsson Booth;
RUNNING THENCE, North 35 degrees 02 minutes 40 seconds East a distance of 166.01
to the southwesterly line of the first mentioned 50 foot private road;
RUNNING THENCE, along the southwesterly.line of said 50 foot private road South 67
degrees 35 minutes 20 seconds East a distance of 100 feet to the point of BEGINNING.
The Grantor being the same as the Grantee as described in the Deed dated July 22, 199
and recorded on August 6, 1993 in Liber 11639, Page 213 in the land records of the Sufft
County Clerk.
TOGETHER WITH all right, title and interest, if any, of the parties of the first part in and t(
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the parties of the first
part in and to said premises: TO HAVE AND TO HOLD the premises herein granted unto
parties of the second part, the heirs or successors and assigns of the parties of the secon
part, forever,
AND the parties of the first part in compliance with Section 13 of the Lien Law, covenant ti
the parties of the first part will receive the consideration for this conveyance and will hold t
right to receive such consideration as a trust fund to be applied first for the purpose of pa}
the cost of the improvements and will apply the same first to the payment of the cost of th}
improvements before using any part of the total of the same for any other purpose.
