WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of Southold, Town of Southold, County of Suf-
folk, State of New York, United States of America, being more par-
ticularly bounded and described as follows:
BEGINNING aL a monument on the northerly line of the Main Road
at the southeasterly corner of land of Dawson, said point of begin-
ning being about 860 feet easterly along said northerly line from
Laurel Avenue;
RUNNING THFdNCE along said land of Dawson and along land of
Caley, North 23 491 50" West, 449 .42 feet to a monument and land
of Long Island Railroad;
RUNNING THENCE along said land of Long Island Railroad North
70° 321 40" East, 230 . 12 feet to an iron pipe;
RUNNING THENCE along land now or formerly of Lang and land of
Franke, South 230 491 50" East, 400 . 24 feet to an iron pipe on said
northerly line of Main Road;
RUNNING THENCE along said northerly line, two courses:
( 1) South 580 23` 00" West, 189 .90 feet to an iron pipe; thence
( 2) South 58 021 10" West, 41 . 71 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated December 4, 1997 and recorded in the of-
fice of the Clerk of the County of Suffolk on December 5, 1997 in
Liber 11866 page 250 .

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
