The minutes for the April 19, 2012 meeting were approved.
Introduction:
All applicants will give a presentation consisting of drawings, exterior materials
samples and other information required by the Planning Department to the Committee.
The Committee will ask questions and make suggestions as part of a general discussion
with each applicant. Final recommendations from the ARC will be presented to the
Planning Board in the ARC Meeting Minutes, and be made part of the Planning file for
that application. The Planning Board will consider these recommendations, together
with all comments from other agencies, and provide the applicant with a
comprehensive written list of its requested revisions.
New Application:
· PLATNUM EAST PROPERTIES, LLC SCTM#: 1000-69-6-3 & 4
Keith VonEiff, property owner; Bill Kelly, building agent for owner; and Brian
Cummings, Town Planner presented the project for the proposed construction of a 2,880
square foot electrical contractor office/warehouse on 0.9 acres in the General Business
(B) Zoning District; located at 48205 Ackerly Pond Lane in Southold.
The Committee reviewed the proposed project plan and recommends the following:
- The applicant should raise the proposed approximate 3'-4' high bottom
"transition band" in burgundy to match window sill height.

Along the Southern side of the building, facing Route 25 it is recommended that
three windows with shutters be added along the lower portion of the building
with a roof overhang above, and a single window with shutters centered above
the overhang.
Along the Southern property line, the proposed trees should be planted away
from the power lines as to avoid being massively trimmed back when fully
grown. The proposed trees should also be planted 20' O.C. in lieu of 30' O.C. to
create more screening along Route 25.
More low-to-ground plantings should be located around the building.
Additional evergreen plantings also recommended in order to reduce the scale of
the building.

Brian Cummings, Town Planner presented the project to convert an existing 2,187 square
foot single-family dwelling to three apartment units at 850 square feet, 850 square feet
and 486 square feet; and seven parking stalls are proposed in the HB Zoning District;
located at 13200 Route 25, Mattituck.
A motion was made to approve the proposed project as submitted and reviewed at this
meeting.

Brian Cummings, Town Planner presented the project for a proposed 42' x 60' metal
building for agricultural/farm storage to include tractors, plows, loaders and hops on
an 8.5 acre parcel in the R-80 Zoning District; located 2325 Horton Lane, Southold.
A motion was made to approve the proposed project as submitted and reviewed at this
meeting.
Motion seconded.
A motion was made and seconded to close the meeting at 5:00 PM.
