WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.)--D011ars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part

All that certain plot, piece or parcel of land, situate lying and being in Mattituck, Town of Southold,

BEGINNING at a point on the southeasterly side of Middle Road (C.R. 45) (North Road) from the
westerly end of a line connecting the southeasterly side of Middle Road (C.R. 48) (North Road)
with the westerly side of Wickham Avenue;
RUNNING THENCE along said line South 87 degrees 21 minutes 37 seconds East, a distance of
65.23 feet;
THENCE along the westerly side of Wickham Avenue South 39 degrees 07 minutes 20 seconds
East, a distance of 99.86 feet;
THENCE along lands now or formerly of McCarthy, South 42 degrees 57 minutes 40 seconds
West, a distance of 153.11 feet;
THENCE along lands now or formerly of Centonze, North 46 degrees 47 minutes 40 seconds
West, a distance of 149.17 feet to the southeasterly side of Middle Road (C.R. 48) (North Road);

AND the paKy of the first pa~ covenants that the paKy of the first pad has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pa~y of the first pa~, in compliance with Section 13 of the Lien Law, covenants that the pa~y of
the first pa~ will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any pa~ of the total of
the same for any other purpose. The word "pa~y" shall be construed as if it read "pa~ies" whenever the
sense of this indenture so requires.
