WITNESSETH, that the party of the first part, in consideration often Dollars and other valuable
consideration, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the
SEE SCHEDULE A ATTACHED (DESCRIPTION OF PREMISES)
TOGETHER with a right of way over a certain 25 foot private road leading from the southerly line
of New Suffolk Avenue southerly to Peconic Bay.
TOGETHER with a free and unobstructed use of the channel lying in front of and adjacent to said
premises.
BEING AND INTENDED TO BE the same premises as conveyed by deed dated 7/13/1999 and
recorded 7/22/1999 in Liber 11977 page 498 in the Suffolk County Clerk's Office
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA i,'E AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

BEGINNING at a point on the westerly side of Ole Jute Lane, where the same is
intersected by the division line between the premises herein described and land
now or formerly of Davis. Said point also being distant 1345 feet,southerly as
measured along Ofe Jule Lane from the corner formed by the intersection of the
easterly side of Ole Jute Lane with the southerly side of New Suffolk Avenue;
RUNNING THENCE South 14 degrees 03 minutes 20 seconds East along the
westerly side of Ole Jute Lane 95 feet actual (90 feet per deed) to land now or
formerly of Haas;
THENCE North 83 degrees 43 minutes 50 seconds West along said last
mentioned land 223.95 feet more or tess;
THENCE northerly thru dredged channel North 14 degrees 03 minutes 20
seconds West 90 feet more or less per survey (85 feet per deed) to land now or
formerly of Davis;
THENCE South 84 degrees 56 minutes 20 seconds East along said last
