and
410 SOUND AVENUE, LLC, with an address of 220 Blossom
Bend, Mattituck, New York 11952 party of the second part,
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
!hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of.
the second part forever,
ALL that certain piece or parcel of real property, with
the buildings and improvements thereon erected, situate,
lying and being in
SEE SCHEDULE "A" ~NNEXED HERETO AND MADE PART HEREOF.
Said premises known as 410 Sound Avenue, Mattituck, New
York 11952.
BEING AND INTENDED TO BE the same premises conveyed to
the party of the first part by Deed dated October 3, 1996
and recorded in the Suffolk County Clerk's Office on
October 11, 1996 in Liber 11796 at Page 962.
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.
And the party of the first part covenants that the party
of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the
improvement before using any part of the total of the
same for any other purpose.

Suffolk State of New York.
BEGINNING at a point on the southerly line of Sound Avenue
at the northeasterly corner of land of Kujawski and the
northeasterly corner of the premises herein described;
running thence along Sound Avenue two courses:
1) N. 83 degrees 45 minutes 30 seconds East 113.9
feet; thence
2)
North 85 degrees 38 minutes 20 seconds East 190.56
feet; to plot B; thence along Plot B South 19 degrees
53 minutes East 1472.52 feet to Plot D; thence along
Plot D. South 71 degrees 31 minutes 30 seconds west
297.73 feet to land of Kujawski; thence along said
land North 19 degrees 46 minutes 30 seconds West
1543.12 feet to the point or place of beginning.
Containing 10.255 acres.
Being and intended to be a portion of Parcel II of the same
premises conveyed to the party of the first part by deed
dated March 7, 1966 and recorded in the Office of the Clerk
of Suffolk County on December 29, 1966 in Liber 6092 of
deeds at Page 327.
The aforesaid parcel was created by virtue of resolution
adopted by the Town of Southold Planning Board held on May
24, 1993.
