April 30, 2012 with the power and authority to protect, to conserve, to sell, to lease, to encumber, or otherwise to
manage and dispose of the real property described in this deed, residing at 82-89 116t~ Street, Kew Gardens, NY
11418, party of the second part,
WITNESSETH, that the party of the first part, in consideration often Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at New Suffolk, in the Town of Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at the point on the southerly side of Fanning Road at the northeast corner of the premises herein
described adjoining land now or formerly of Grathwohl on the East; running thence along said land South 8° 38' 30"
West 200.00 feet to land of lanuick; thence along said land North 81 o 21' 30" West 100.00 feet to land formerly of
Sposato now of Tyler; running thence along said land North 8° 38' 30" East 200.00 feet to the southerly side of
Fanning Road; running thence along said southerly side of Fanning Road South 81 ° 21' 30" East 100.00 feet to the
point or place of beginning,

Said premises being known as and by 550 Fanning Road, New Suffolk, NY 11956
Being and intended to be the same premises as conveyed by deed from Virginia Sposato to Jack Naldjian and
Mary H. Naldjian dated 5/26/1977 recorded 7/1/1977 with the Suffolk County Clerk in Liber 8262 page 130.
The Grantor is the same person as described as Grantee in the deed dated 5/26/1977 recorded 7/1/1977 with the
Suffolk County Clerk in Liber 8262 page 130.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part,
in compliance with Section 13 of the Lien Law, covenants that the party of the first par! will receive the consideration
for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as it reads "parties" whenever the sense of this indenture so requires.
