ALLAN ~RIN AND LYNDA DOBRIN, husband'and wife.
residing at 32-14 166th Street, Flushing, New York 11358, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County
of Suffolk, State of New York, known and designated as Lot No. 7 on a certain map entitled, "Map of
Jackson's Landing" which said map was filed in the Suffolk County Clerk's Office on March 28, 1969 as
Map #5280, more particularly bounded and described according to said map as follows:
BEGINNING at a point on the southerly side of Jackson's Landing where the same is intersected by the
division line of Lots 6 and 7 on said map;
RUNNING THENCE on a curve to the right and along the southerly side of Jackson's Landing on a curve
having a radius of 750.0 feet and an arc of 80.0 feet to a point;
THENCE continuing and still along the said southerly line of Jackson's Landing North 88 degrees 34
minutes 40 seconds East, 20.00 feet to a point;
THENCE South 1 degree 25 minutes 20 seconds East atong the easterly line of Lot 7 and a reserved strip
of said map, a distance of 217.0 feet to a point on the west branch of Mattituck Creek;
THENCE North 84 degrees 15 minutes 30 seconds West along the high water mark line as shown on the
filed map, 123.25 feet;
THENCE Nodh 4 degrees 47 m, inutes 30 seconds East and along the division line between Lots 6 and 7
on said map, a distance of 207.10,feet~0 a monument set on the southerly line of Jackson's Landing at
the point or piece of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
recorded in Libor 11934 page 224, the grantor herein being the same person as the grantee in Deed
recorded in Liber 11934 page 224.
TOGETHER with all rightl title and interest, if any, of the pady of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pad, the heirs or
successors and assigns of the party of the second part forever.
AND the pady of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pad, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
