WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration, lawful money of the United States, paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns forever.

road abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns forever. And the party of the first part covenants that he has not done or suffered
anything whereby the said premises have been encumbered in any way whatever.
AND the party of the first part/grantor, in compliance with Section 13 of the Lien Law, covenants that
the party ot' the first part/grantor will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of thc cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" or "grantor" shall be
construed as if it read "parties" or "grantors" whenever the sense of this document so requires.

All that certain plot piece or parcel of land, situate, lying and being in the Town of SOUTHOLD,
at CUTCHOGUE, County of Suffolk and State of New York, being known as lot no. 22 on a
certain map entitled, "Map of Fairway Farms," filed in the Office of the Clerk of the COUNTY
OF SUFFOLK on 2/15/74 as map no. 6066, said lot is more particularly bounded and described
as follows:
BEGINNING at an iron pin set in the easterly side of Fairway Drive at the northerly end of an
arc connecting the northerly side of Green Way with the easterly side of Fairway Drive;
THENCE north 0 degrees 47 minutes 50 seconds east, along the easterly side of Fairway Drive,
195.00 feet is an iron pin set at the division line between lots 21 and 22 on said map; THENCE
south 89 degrees 12 minutes 10 seconds east, along said division line, 200.00 feet to concrete
monument at the,division line between lots 22 and 24; THENCE south 0 degrees 47 minutes 50
seconds west, al.c{ng the last mentioned division line and along the division line between lots 22
