Located: 855 Soundview Avenue, Mattituck. SCTM# 94-1-7 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided the following: 1. Require that the vegetated buffer be extended to the landward limit of the Coastal Erosion Hazard Line. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. NY To Whom It May Concern: The intention of this letter is to request an amendment of permit 7123 belonging to Fagin-Landau residence at 855 Soundview ave, Mattituck, NY. We are proposing a modification of an existing site plan approved earlier by Southold Building department. Please see enclosed (2) 24x36 T1 sheets, A3, A3.1 (approved and the proposed site plan). Currently the project is in the end of the construction phase, whereas all that is left is finalizing of the landscape design. In the approved site plan issued on 12.06.2010 you can see the outdoor deck with perimeter railing and two staircases on both sides of deck facing the water side. Based on a suggestion of the project landscaper and the board of Trustees during a walk through at the site on July 11th ,2012 we are proposing the following adjustment to the site plan: 1. Build planter no more then 3' off the existing bluff side deck. This planter will be no more then 1'-6° below the top of the deck. The intension is to eliminate deck rails(see section 2/A3.1).. 2. The grade on bluff side will not be altered. 3. Bluff side-non turf indigenous ground coverage will be planted. 4. Side yards- raised grade to within 1'-6" of the deck top(see section1/A3.1). 5. New pool fencing perimeter is indicated on plans. 6. Relocated deck stair is indicated. We appreciate our attention to this matter.
