WlTN ESSETH, that the party of the first part, in consideration of ten ($10.00) dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, being more particularly bounded and described
on Schedule A annexed hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated January 28,
1981, and recorded in the Suffolk County Clerk's Office on February 6, 1981 in Liber 8957 at Page 34.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AN D the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" when ever the sense of this indenture so requires.

BEGINNING at a point on the easterly side of Wells Road at the southwesterly comer
of the premises herein described and the northwesterly comer of land of Henry E.
Pierce and Jennie L. Pierce, his wife,;
RUNNING THENCE along said easterly side of Wells Road, North 17 degrees 37
minutes 00 seconds West, a distance of 250 feet more or less, to a point marked by a
monument;
THENCE still along said easterly side of Wells Road, North 05 degrees 15 minutes
30 seconds East a distance of 347.34 feet to a point which is South 05 degrees 15
minutes 30 seconds West, 627.24 feet from the intersection of the westerly side of
other land of the estate of George H. Wells with the westerly side of land of Zaneski;
THENCE along other land of the Estate of George H. Wells, South 84 degrees 44
minutes 30 seconds East, a distance of 270 feet, more or less, to ordinary high water
mark of Richmond Creek;
