NITNESSETH, that the party of the first pan, by virtue of the power and authority given in and by said last
will and testament and in consideration ofTEN ($10.00) dollars, paid by the party of the second pan, does
hereby grant and release unto the party of the second pan, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Bayview, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the westerly side of Cedar Lane, distant 632.02 feet northerly from the comer
formed by the intersection of the westerly side of Cedar Lane with the northerly side of Bayview Road;
running thence north 66 degrees 20 minutes 00 seconds west along land now or formerly of Allan Wahlbert,
265 feet to land now or formerly of Julius Zebroski; thence north 25 degrees 05 minutes 30 seconds east
along said last mentioned land 75 feet; thence south 66 degrees 20 minutes 00 seconds east 265 feet to the
westerly side of Cedar Lane; thence south 25 degrees 05 minutes 30 seconds west along the westerly side of
Cedar Lane 75 feet to the point or place of BEGINNING.
TOGETHER WITH a right-of-way for egress and ingress to Corey's Creek-leading from Bayview Road to
Corey's Creek and running along the lands of Godfrey Koke Estate and lands of Helen J. Fink and being 1
rod in width, and right-of-way more particularly running along the westerly line of the lands now or formerly
of Godfrey Koke, 8outh 25 degrees 16 minutes 10 seconds west a distance of 459.87 feet to the northeasterly
comer of the lands of Helen Fink, thence running along the northerly side of said lands of Helen Fink north
86 degrees 30 minutes west a distance of 50 feet; thence along the westerly side of said lands of Helen Fink
south 18 degrees 21 minutes east a distance of 100 feet, more or less, to Corey's Creek.
THE PREMISES HEREIN DESCRIBED ARE intended to be the same premises conveyed to Ruth P.
Leonard and Alexander Peck, both now deceased, by deed dated May 18, 1974 which deed was
recorded in the Office of the Clerk of the County of Suffolk on May 22, 1974 in Liber 7641 at page
471.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose '
of, whether individual, or otherwise;
TO I-lAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second pan forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first pan, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
