WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

BEGINNING at a point on the southeasterly side of Great Pond Way, distant 136.72 feet southwesterly from
the most southwesterly end of an arc connecting the southwesterly side of a Private Road with the
southeasterly side of Great Pond Way;
RUNNING THENCE along the division line between Lot 5 and Lot 4, South 44 degrees 48 minutes 20
seconds East, 186.34 feet;
THENCE along the division line between Lot 4 and open space, South 45 degrees 11 minutes 40 seconds
West, 182.05 feet;
THENCE along the division Iine between Lot 4 and open lot, North 44 degrees 48 minutes 20 seconds
West, 121.53 feet to the southeasterly side of Great Pond Way;
THENCE along the arc of a curve in a northeasterly direction with a radius of 50.00 feet bearing to the left
for a distance of 78.40 feet;
THENCE still along the southeasterly side of Great Pond Way and along the arc of a reverse curve bearing
to the right in a northeasterly direction with a radius of 15.00 feet for a distance of 23.52 feet;
THENCE still along the southeasterly side of Great Pond Way, North 45 degrees 11 minutes 40 seconds
East, 117.05 feet to the point or place of BEGINNING.
TOGETHER WITH an easement over the following described property for the purpose of drilling a well to
ground water, pumping water and maintaining the well and the right to enter upon the described property to
repair and maintain the well including the right to trim, cut, remove, or alter any trees, brush and other
foliage which might interfere with the well or maintenance of the well along the southwesterly side of Lot 4
shown on the Map of Major Subdivision for Community Development Agency at Southold, filed 11/7/91 as
Map No. 9162;
BEGINNING at the easterly corner of said Lot 4;
RUNNING THENCE South 44 degrees 48 minutes 20 seconds East, 6.00 feet;
THENCE through land of North Fork Housing Alliance, Inc., South 45 degrees 11 minutes 40 seconds
West, 182.05 feet;
THENCE North 44 degrees 48 minutes 20 seconds West, 6.00 feet;
THENCE along the southeasterly side of said Lot 4, North 45 degrees 11 minutes 40 seconds East, 182.05
feet to the point or place of BEGINNING
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by Deed, dated
December 30, 1991, and recorded in the Office of the Clerk of Suffolk County on January 8, 1992, in Liber
11398, Page 385.
PREMISES KNOWN AS: 65 GREAT POND WAY, SOUTHOLD, NEW YORK 11971;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and
to said premises;
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
