THIS INDENTURE, made the t4th day of August, Two Thousand Twelve
BETWEEN
DANIEL S. MELHADO and NAI%Y L. MELHADO, husband and wife, residing at 770 Moores
Lane North, Greenport, New York t 1944
party of the first part, and
WILLIAM B. CRONIN and LAURA M. CRONIN, husband and wife, residing at 79 Paddington
Circle, Smithtown, New York 11787
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Greenport, in the Town of Southold, County of Suffolk and
State of New York, known and designated a Lot No. 101 on a certain map entitled, "Map of
Eastern Shores, Section 3,t~and filed in the Office of the Clerk of the County of Suffolk on
September 27, 1965 as Map Number 4475, being bounded and described as follows:
BEGINNING at a point on the easterly side of Moores Lane North distant 300.00 feet southerly
from the corner formed by the intersection of the southerly side/line of Inlet Pond Road with the
easterly side/line of Moores Lane North, said point of beginning being where the division line
between Lot 101 and Lot 100 intersects the easterly side/line of Moores Lane North;
RUNNING THENCE from said point of beginning along the division line between Lot 101 and
100, North 69 degrees 02 minutes 10 seconds East, 130.00 feet;
THENCE along Map of Eastern Shores at Greenport, Section 5, Map No. 5234, South 20
degrees 57 minutes 50 seconds East, 150.00 feet;
THENCE along the division line between Lot 101 and 102, South 69 degrees 02 minutes 10
seconds West, 130.00 feet to the point on the easterly side/line of Moores Lane North;
THENCE along the easterly side/line of Moores Lane North, North 20 degrees 57 minutes 50
seconds West, 150.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated September 19, 2001, and recorded October i, 2001, in the Office of the Suffolk
County Clerk in Liber 12144, Page 540.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
