consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the
heirs or successors and assigns of the part of the second part forever,

BEGINNING at a point in the Westerly side of Kenney's Road marked by a concrete monument,where the
Northerly side of Lake Drive intersects same; thence running along said Northerly side of Lake Drive 236.08
feet to a concrete monument;thence running still along the Northerly side of Lake Drive 155 feet,more or less,
to a concrete monument; thence running still along the Northerly side of Lake Drive 165.85 feet to a concrete
monument; thence running still along the Northerly side of Lake Drive 52.13 feet to the point of beginning of
the premises hereby described; beginning at said last mentioned point of beginning,thence running North 44
degrees 24' 30"West 158.49 feet;thence running South 45 degrees 35'30" West 50 feet; thence running North
44 degrees 24'30"west 25 feet;thence running South 45 degrees 35'30"West 50 feet; thence running South 44
degrees 24'30" East 144.83 feet to the Northerly side of Lake Drive,North 66 degrees 46'30" East 107.24 feet
to the point or place of beginning,hereinafter referred to as"Premises".
SAID premises,for the purpose of further identification only, are known as Plots Numbered 160 and 161 on a
certain map entitled, "Map of West Southold-on-Sound,Plots 1-234, Town of Southold,Suffolk County,New
York, owned by Lidico Corporation, made July 1950 by William L. Miller, Wading River, New York,
Professional Engineer-Land Surveyor,New York State License No. 7885" and guaranteed to the Inter-County
Title Guaranty and Mortgage Company on July 20, 1950,and which map is intended to he tiled with the Clerk
of the County of Suffolk,at Riverhead,New York.
BEING and intended to be the same premises conveyed in decd dated 9/25/72 recorded 10/5/72 in Liber 7257
Page 86.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of die first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and Will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
