party of the second part, does hereby grant and release unto the parry of the second part, the heirs or successors and assigns

a certain map entitled, "Subdivision Map of Bayside Terrace"and filed in the Office of the Clerk of the County of Suffolk
on 3/11/53 as Map No. 2034, said lot being bounded and described as follows:
BEGINNING at the corner formed by the intersection of the easterly side of Summer Lane with the southerly side of North
Bayview Road;
RUNNING THENCE along the southerly side of North Bayview Road South 74 degrees 54 minutes 30 seconds East
113.77 feet to land now or formerly of Thorne;
RUNNING THENCE along said lands South 26 degrees 11 minutes 50 seconds West 103.00 feet to the division line
between Lots 18 and 19 on said map.
RUNNING THENCE along said division line North 64 degrees 54 minutes 30 seconds West 110.06 feet to the easterly
side of Summer Lane;
RUNNING THENCE along the easterly side of Summer Lane North 25 degrees 05 minutes 30 seconds East 83.22 feet
to the southerly side of North Bayview Road at the point or place of BEGINNING.
Dist. BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
