THIS INDENTURE, made as of September 23, 1998, between
BOBETTE G. SUTER, having an address at 3575 Wells Road, Southold,
New York 11971 ( "Grantor" ) , and JOHN W. PEARSON, having an address
at , 1333 E. Main Street, Riverhead, New York 11901, ( "Grantee" ) .
WITNESSETH, that Grantor, in consideration of Ten Dollars
and other valuable consideration, the receipt and sufficiency of
which is hereby acknowledged, does hereby grant and release unto
Grantee and the heirs, executors, administrators, legal representa-
tives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being at Southold, County of Suffolk and State
of New York, being and designated as Lot #5 on a certain
map known as "Plan of Lots owned by George B. Wells,
situate at Southold, Suffolk County, New York, dated
November 10th, 1927, Otto W. Van Tuyl, Professional
Engineer and Land Surveyor, Greenport, New York" , which
said map was filed in the Office of the Clerk of the
County of Suffolk on the 28th day of November, 1927 as
Map Number 859, bounded and described as follows :
BEGINNING at a monument set in the southerly side of

1000 intersection of the easterly side of Oaklawn Avenue and
the southerly side of Wells Avenue;
RUNNING THENCE along the southerly side of Wells Avenue,

to a monument;

THENCE South 16 degrees 40 minutes 00 seconds East, 205 . 0
feet deed (202 . 92 feet actual) to Jockey Creek;
Wt THENCE along Jockey Creek on a tie line bearing of South
71 degrees 24 minutes 50 seconds West, a distance of

THENCE North 16 degrees 40 minutes 00 seconds West, 223 . 0

Wells Avenue, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to
the grantor by the deed recorded in Liber 11882 cp 266 .
TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof, and
to lands now or formerly under Jockey Creek.
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto
Grantee and the heirs, executors, administrators, legal representa-
tives, successors and assigns of Grantee forever.
Grantor is the owner of said premises . Said premises is
not located in an agricultural district.
Grantor covenants that Grantor has not done or suffered
anything whereby said premises have been encumbered in any way
whatever, except as set forth herein.
