WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being itxthe at Bayview, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. 19 on a certain map entitled, "Map of
Corey Creek Estates", which said map was filed in the Suffolk County Clerk's
Office on August 15, 1967 as Map No. 4923, which said lot is more particularly
bounded and described as follows:
BEGINNING at a point on the Easterly side of Corey Creek Lane where the same is
intersected by the division line between Lot 18 and Lot 19 as shown on the
aforementioned map, said point also being distant 350.00 feet Southerly from the
extreme Southerly end of the curve which connects the Southerly side of Bayview
Road with the Easterly side of Corey Creek Lane; RUNNING THENCE along said
division line South 89 degrees 40 minutes 30 seconds East 266.77 feet; THENCE
South 06 degrees 45 minutes 40 seconds East 82.95 feet to the division line
( between Lot 19 and Lot 20; THENCE along said division line South 85 degrees
21 minutes 20 seconds West 249.67 feet to the Easterly side of Corey Creek Lane;
THENCE along the Easterly side of Corey Creek Lane north 16 degrees 5 minutes
10 seconds West 67.00 feet; THENCE Northerly still along the Easterly side of
Corey Creek Lane along a curve bearing to the right having a radius of 370.00 feet
�^ a distance of 40.78 feet to the point of place of BEGINNING.
01 TOGETHER with any right, title and interest in the grantors may have of the right
(in common with other) to the use of the community beach and rights to boat
mooring at Corey Creek and access thereto if any.
1r BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by Deed dated June 2, 1976, recorded in the Suffolk County Clerk's Office
(7SC on June 4, 1976, in Liber 8045 at Page 175.
/ TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party' shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
