SIMON, his wife residing at: 100 Hilton Avenue, M-24, Garden City, New York party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being at Bayview, Town of Southhold, County of Suffolk and State of New York, known and designated as Lot Number 60 on a certain map entitled, "Map of Terry Waters at Bayview,Town of Southhold, Suffolk County, New York" and filed in the Office of the Clerk of the County of Suffolk on December29, 1958 as Map No.2901,which lot is more particularly bounded and described as follows: BEGINNING at a monument in the northeasterly side of Watersedge Way at the extreme southwesterly end of the curve connecting the northeasterly side of Watersedge Way with the westerly side of Longview Lane; RUNNING THENCE North 66 degrees 22 minutes 10 seconds west along the northeasterly side of Watersedge Way 174.78 feet to a monument; THENCE north 38 degrees 06 minutes 30 seconds east 198.36 feet; THENCE south 51 degrees 53 minutes 30 seconds east 150.00 feet to the westerly side of Longview Lane; THENCE south 23 degrees 37 minutes 50 seconds west along the westerly side of Longview lane 134.62 feet to a monument and the first above mentioned course; THENCE, southwesterly and westerly along the arc of said first above mentioned curve bearing to the right having a radius of 20.00 feet a distance of 31.42 feet to the first above mentioned monument at the point or place of BEGINNING. SAID PREMISES being the same premises as conveyed to the parties of the first part by deed dated August 25th, 1994, in Liber 11693 Page 497. SAID PREMISES also being known as 1640 Longview Lane, Southhold, New York. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,hereby covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
