WITNESSETH, that the party of the first part, inconsideration of Ten and 00/100ths---------------- ------------------------------------------------- dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, Suffolk County, New York, known and distinguished by Lot No. 28 on Map entitled Subdivision Map of Founders Estates, situate at Southold, Suffolk County, New York, made by Otto W. Van Tuyl, Engineer and Surveyor, dated 3/18/27 and filed in the office of the Clerk of Suffolk County on 5/10/27 as Map No. 834, and on said map bounded northerly by Lot 27, easterly by Founders Path, southerly by Lot 29, westerly by Lot 16, being 150 feet on said northerly boundary, 75 feet on said easterly boundary, 149.38 feet on said southerly boundary, and 75 feet on said westerly boundary. DISTRICT 1000 SECTION 64 BLOCK 2 The party of the first part is conveying her entire interest in the aforesaid LOT property which she acquired as Devisee of the Estate of Peter G. Bogovich, 18 who died a resident of Suffolk County on October 17, 1997 and whose will was admitted to probate on December 24, 1997. BEING AND INTENDED TO BE the same premises acquired by Peter Bogovich and Anna Bogovich by deed dated April 5, 1965, recorded in Liber 5725 page 440 in the Suffolk County Clerk's Office on April 7, 1965. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
