Bargain & Sale Deed with covenant against grantor's act
THIS INDENTURE,
made the 15~h day of June, Two Thousand Twelve (2012) between
SALVATORE DETRANO and MARGARET DETRANO, his wife, residing
at 5390 Peconic Bay Boulevard, Laurel, New York 11948 (hereinafter referred to as
"Grantors"), and
SALVATORE M. DETRANO, JR., as Trustee of the SALVATORE M.
DETRANO, JR. REVOCABLE LIVING TRUST DATED JUNE 15, 2012, and
MARGARET M. DETRANO, as Trustee of the MARGARET M. DETRANO
REVOCABLE LIVING TRUST DATED JUNE 15, 2012 having an address at 5390
Peconic Bay Boulevard, Laurel, New York 11948 (hereinafter referred to as
"Grantees").
WITNESSETH that the Grantors, in consideration o f Ten and 00/100 Dollars ($10.00)
and other valuable consideration paid by the Grantees, do hereby grant and release unto the
Grantees, its heirs or successors and assigns of the Grantees forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the

Said premises known by the street address 5390 Peconic Bay Boulevard, Laurel, New York
11948
BEING the same premises conveyed to SALVATORE DETRANO and MARGARET
DETRANO, his wife, by deed dated July 14, 2003, and recorded in the Suffolk County Clerk
Records Office on July 29, 2003, Liber D00012263, Page 814.
TOGETHER with all right, title and interest, if any, of the Grantors in and to any
streets and roads abutting the above described premises to the center lines the reof;
TOGETHER with the appurtenances and all the estate and rights of the Grantors in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, its heirs or
successors and assigns of the Grantees forever.
AND the Grantors covenanis that the Grantors have not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the Grantors, in Compliance with Sec. 13 of the Lien Law, covenants that the
Grantors will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
