LeRoy Collins, deceased, who died a resident of Suffolk County on November 30, 2010,
Surrogate's Court File #201 t-2082 residing at 3015 NE 49th Avenue, PorUand, Oregon 97213,
party of the first part, and
MARIUSZ JACHIMOWICZ, residing at 9395 Route 25, Mattituck, New York 11952, party of the
second part.
WiTNESSETH, that the party of the first part, in consideration of THREE HUNDRED THOUSAND AND
00/100--($300,000.00)-Dollars, and other good and valuable consideration paid by the party of the second
part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of the Main Road at the southwest corner of the lands herein
described adjoining land late of Louise F. Wilson, said point also being 100 feet North 56 degrees 37 minutes
East measured along the northerly side of said road from a concrete monument marking the boundary
between said land late of Louise F. Wilson; from said point of beginning:
RUNNING THENCE North 56 degrees 37 minutes East along the northerly line of Hain Road 100 feet to land
now or formerly of Keil Farm LLC;
RUNNING THENCE North 21 degrees 57 minutes East along said land 7`18.03 feet to the southerly line of Long
Tsland Railroad;
RUNNING THENCE South ~t6 degrees 50 minutes West along the southerly line of the Long [sland Railroad
105.1`1 feet to said land late of Louise F. Wilson;
RUNNING THENCE South 21 degrees 57 minutes East along said land of Wilson 729.80 feet to the northerly
line of the Hain Road and the point or place of BEG]fiNING.
BE[NG AND INTENDED TO BE the same premises as described in deed made by Edward B. Sawicki, as
Executor of the Last Will and Testament of Eleanora 13. Lee, deceased, recorded November 7, t984 in Uber
9672 page 51,t.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in coml~liance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
