under Suffolk County Surrogate Court File # 1969 P 98 , appointed
as executor of the Estate of Marion D. Drumm, i the last will and testament of
Marion D. Drumm ,late of
Southold, Suffolk County, New York deceased,
party of the first part, and
LOUISE C. WILKINSON, residing at 1036 Middle Road , Riverhead NY

WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of the will of Marion D. Drumm, and

paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
tying and being " near the Village of Southold, Town of Southold, County of Suffolk and State of New York,
known and designated as Lots numbered 19-20 as laid down on a certain map entitled 'Map of Nest Creek Development,' filed in
the Office of the Clerk of the Country of Suffolk on the 6th day of July, 1937, as Map 91236.
BEGINNING at a concrete monument set on the northeasterly line of Main Bayview Road at the southeasterly corner of land
formerly of Harvey E. Gordon and the southwesterly corner of Lot 20 as shown on a map entitled 'Map of Nest Creek
Development', filed in the Suffolk County Clerk's Office as Map No. 1236; and running along said land now or formerly of
Gordon, North 43 degrees 09 minutes 00 seconds East 133.45 feet to a concrete monument and land of Dan Bridge, thence along
said land of Dan Bridge, being also along Lot 21, as shown on said map, South 48 degrees 15 minutes 50 seconds East 124.57
feet to a concrete monument set on the northwesterly line of a 25 foot private road known as 'Bayberry Road', as shown on
said map; thence along said northwesterly line of 'Bayberry Road', South 41 degrees 44 minutes 10 seconds Nest 127.29 feet to
a concrete monument set on said northeasterly line of Main Bayviev Road; thence along said northeasterly line of Main Bayview
Road, North 51 degrees 00 minutes West 128.0 feet to the point of BEGINNING.
TOGETHER with all the right, title and interest, if any, of grantor of, in and to Bayberry Road and Sun Lane and the fifteen
(15) foot wide extension of Bayberry Road leading to Nest Creek, subject to rights of way of other lot owners on said Map.
BEING AND INTENDED to be the same premises conveyed to Marion D. Drumm on the 5th day of March, 1976 and recorded at
Liber 8025 page 269.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WETNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
