amended, as to an undivided 50% interest, residing at 11690 Stockbridge Lane, Reston, VA 22094;
and EMILY G. VICTORIA, as Trustee under The Emily G. Victoria Trust dated October 21, 2010, as
to an undivided 50% interest, residing at 25325 Main Road, Cutchogue, New York 11935, party of the
first part, and
RICHARD W. ABATELLI,
residing at 1915 Lake Drive, Southold, New York 11971, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100-($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs Dr successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Cutchogue, Town of Southold, Suffolk County, New York, bounded and described as
follows:
BEGINNING at the intersection of the northerly line of Main Road with the westerly line of Alvah's Lane;
RUNNING THENCE from the point of beginning along the northerly side of Main Road South 65 degrees
44 minutes 00 seconds West, 80.28 feet;
RUNNING THENCE North 32 degrees 47minutes 00 seconds West, 202.40 feet;
RUNNING THENCE North 65 degrees 44 minutes 00 seconds East, 72.90 feet to the westerly side of
Alvah's Lane;
RUNNING THENCE along the westerly side of Alvah's Lane South 34 degrees 50 minutes 15 seconds
East, 203.62 feet to the northerly side of Main Road the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
October 21, 2010 recorded May 13, 2011 in Liber 12659 page 877.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the totai of
the same for any other purpose, The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
