THIS INDENTURE, made the 3rd day of August, Two Thousand Twelve
BETWEEN
EDWARD F. CORRIGAN and LINDA LEE CORRIGAN, husband and wife, residing at 530
Mayflower Road, Mattituck, New York 11952
party of the first part, and
DOUGLAS D. CORRIGAN and ABIGAIL H. CORRIGAN, husband and wife, residing at 30
River Road, Apt. 6N, New York, New York t 0044
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of
New York, being bounded and described as follows:
BEGINNING at a point on the easterly line of Mayflower Road distant 200 feet southerly from
the comer formed by the intersection of the easterly side of Mayflower Road with the southerly
side of Westview Drive;
RUNNING THENCE from the point of beginning North 78 degrees 42 minutes 40 seconds East,
150 feet;
RUNNING THENCE South 11 degrees 17 minutes 20 seconds East, 100 feet;
RUNNING THENCE South 78 degrees 42 minutes 40 seconds West, 150 feet to the easterly side
of Mayflower Road;
THENCE along said easterly line of Mayflower Road, North 11 degrees 17 minutes 20 seconds
West, 100 feet to the point of BEGiNNING.
TOGETHER with any rights as now exist or may be created and laid out leading to the waters of
Mattituck Creek, to be used in common with all other owners of"Westview."
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed'dated July 2, 1973, and recorded July 5, 1973, in the Office of the Suffolk County Clerk in
Liber 7434, Page 439.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted umo the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
