party of the second part,
W1TNESSETH, that the party of the first part, in consideration of TEN DOLLARS ($10.00),
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever, .

BEING AND INTENDED TO BE the same premises conveyed to grantors by deed dated
January 2, 2004 recorded in the Suffolk County Clerk's Office on February 4, 2004 in Liber
12299 at page 347.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with th~ appurtenances and aH the estate and rights of the party of the first part
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total &the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York at Fleet's Neck, near Cutchogue, bounded and described as tbllows:
Beginning at a monument on the southwesterly line of Fleet's Neck Road (Pequash Avenue), 1499.75 feet southeasterly
along said southwesterly line from the Main Road, said point beginning being the easterly comer of land of Stankiewciz,
from said point of beginning running along said southwesterly line of Fleet's Neck road, South 45 degrees 29 minutes
East, 100 feet;
Thence along land now or formerly of Le Roy S. Reeve, two courses as follows:
1) South 44 degrees 31 minutes West, 150 feet;
2) Thence North 45 degrees 29 minutes West, 100 feet to a monument;
Thence along said land of Stankiewicz, North 44 degrees 31 minutes East 150 feet to the point of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
