premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration

comer of land now or formerly of Richard B, Sachs; said point of beginning being distant 801.46 feet westerly as
measured along the northerly side of Soundview Avenue from a highway monument located at an angle point in said road;
RUNNING THENCE from said point or place of beginning along the northerly side of Soundview Avenue, South 61
degrees 51 minutes West, t 00,56 feet to a monument and land now or formerly of Ronald Stritzler, Personal Residence
Trust;
RUNNING THENCE along land now or formerly of Ronald Stritzler, Personal Residence Trust, and passing through a
monument, North 19 degrees 43 minutes 20 seconds West, 346.83 feet to the approximate highwater mark of the Long
Island Sound;
THENCE along the approximate high water mark of Long Island Sound, the tie line course and distance of North 53
