Clerk of the County of Suffolk on January 9, 1990 in Liber 10995 at page 259 and by deed dated May
21, 2012 recorded in the Office of the Clerk of the County of Suffolk on July 9, 2012 in Liber 12698
at page 656.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND TIlE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument at the intersection of the northerly line of Manhanset Ave., with the easterly line of a 49.5
feet private line of said private road, North 5 degrees 09 minutes 10 seconds west, 165.0 feet;
THENCE along other land of Miriam B. Conant, No. 84 degrees 50 minutes 50 seconds East, 170 feet, more or less, to a
buIkhead at the ordinary high water mark &Gull Pond Inlet;
THENCE along said high water mark being along said bulkhead, southerly and then southeasterly and then easterly and
then again southerly, 270 feet, more or less, to said northerly line of Manhanset Ave.;
THENCI~ along said northerly line, North 87 degrees 05 minutes 00 feet North, 250 feet, more or less, to the point of
BEGINNING.

Manhasset Avenue, from said point of beginning running along said easterly line of said 49.5 foot private road, north 5
degrees 09 minutes 10 seconds west 100.0 feet to a monument and land of Mastrosimone;
THENCE along said land, north 84 degrees 50 minutes 50 seconds cast 200 feet more or less, to a bulkhead at the
ordinary high water mark of Gull Pond Inlet;
THENCE southerly along said bulkhead, being along said high water mark, 105 feet, more or less;
THENCE along other land of the party of the first part, south 84 degrees 50 minutes 50 seconds west 170 feet more or
less to the point of BEGINNING.
