MICHAEL MANTIKAS and ARGY MANTIKAS, his wife, both residing at 115 Bayview Boulevard, Manhasset,
New York 11030
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten ($10.00) dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, together with the buildings and improvements thereon erected, situate,
Iying and being at East Marion, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described on Schedule "A", annexed hereto and made a part hereof.
Subject to all covenants, restrictions, easements 'and agreements of record.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by Deed made by Edward A.
Thorp and Virginia Thorp, his wife, dated June 30, 1995, recorded on July 7, 1995, in Libor 11732 Page 230 (premises
and more) and confirmed by Deed from John S. Thorp and Cynthia Thorp, his wife, dated March 15, 2012, and recorded
on Mamh 23, 2012, in Libor 12688 Page 599.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and dghts
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in corn pliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and w[l~ hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" when ever the sense of this indenture so requires.

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Oak Court now known as South Lane which point of beginning is situate
North 58 degrees 58 minutes 30 seconds East, 57.28 feet from the corner formed by the intersection of the southerly side
of Oak Court now known as South Lane, and the easterly side of Old Orchard Road;
THENCE from said point of beginning North 58 degrees 58 minutes 30 seconds East, 17.44 feet along the southerly side
of'Oak Court, now known as South Lane, to a point;
THENCE South 31 degrees 01 minutes 30 seconds East, 80.00 feet along other lands of the party of the first part to a
point shown on Map of Property surveyed for Edward A. Thorp by J.H. Geideman, East Marion, Long Island, dated June
15, 1994 revised October 7, 1994;
THENCE South 83 degrees II minutes 54 seconds East, 37.98 feet along other lands of the party of the first part to a
