THIS AGREEMENT, made thi. day of July, 2012, between Jeffrey L.
Demarest and Kara Demarest, both residing at 29335 Main Road, Orient, NY, 11957,
hereinafter referred to as the Grantor, and Erik R. Daly, residing at 205 a/k/a 770 Knapp
Place, Greenport, NY, 11944, hereinafter referred to as the Grantee.
WITNESSETH
WHEREAS, the Grantor is owner of certain improved real property located at
203 a/k/a 800 Knapp Place, Greenport, NY, 11944, known and designated on the Suffolk
County Tax Map as District 1000 Section 034.00 Block 03.00 Lot 014.000, more fully
described in Schedule A-1, attached hereto and made a part hereof, and hereinafter
referred to as the Grantor's Property; and
WHEREAS, the Grantee is the owner of improved real property located at 205
a/k/a 770 Knapp Place, Greenport, NY, 11944, known and designated on the Suffolk
County Tax Map as District 1000 Section 034.00 Block 03.00 Lot 013.000, more fully
described in Schedule A-2, attached hereto and made a part hereof, and hereinafter ~
referred to as the Grantee's Property; and
WHEREAS, there has come into question the fee ownership of a portion of' the
Grantee's Property which ali parties to this agreement acknowledge is owned entirely by
the Grantee.
NOW TltEREFORE, in consideration of the premises and mutual promises
made in this Agreement, the sum of One Dollar ($1.00) and other good and valuable
consideration by each of the acknowledged, the parties covenant and agree as follows:
The Grantor hereby conveys, releases and quitclaims unto the
Grantee and Grantee's successors and assigns forever all of
Grantors right, title and interest in and to:
All that certain piece and parcel of land as set forth in the attached
Schedule A-3
This Agreement shall run with the land and shall be binding on the heirs, assigns
and successors in interest of' the Grantor and Grantee.

BEGINNiNG at the comer formed by the intersection of the South side of Knapp
Place and the West side of Bailey Avenue;
RUNNING THENCE along the West side of Bailey Avenue, South 33 degrees 27
minutes 00 seconds East, 127.87 feet;
THENCE South 73 degrees 25 minutes 00 seconds West, 43.00 feet along land now
or formerly of Hand;
THENCE still along land now or formerly of Hand, North 30 degrees 51 minutes

BEGINNING at a point on the southwesterly side of Bailey Avenue where the same
is intersected by the division line between lots 41 and 42 on the aforesaid map; said point or
place of beginning being also distant 135.63 feet southeasterly as measured along the
