WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ix at Bay View, in the Town and Village of Southold, County of
Suffolk and State of New York, being more particularly bounded and described

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will (told the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvemcnl before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

DEED FROM. BLASE E. STIGLIANI TO ELAINE M. SANTORE
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Bay View, in the Town and Village of Southold, County of
Suffolk and State of New York, being more particularly bounded
and described as follows:
BEGINNING at a point on the northerly line of Bayview Road 143.93
feet westerly along said line from the westerly line of Cedar
Lane; running thence along said northerly line of Bayview Road,
N. 52° 22' 10" W. 290.0 feet, to a point on the westerly side of
a private road of Julius Zebroski; thence along other lands of
said Julius Zebroski, three courses, as follows:
1. N. 43° 19' E. 138.0 feet to a point near the westerly end of
a concrete block wall; thence
2. S. 66° 20' E. 240.0 feet; thence on a line parallel to said
westerly line of Cedar Lane S. 25° 05' 30" W. 200.0 feet to
the point of beginning. Containing 1.008 acres.
TOGETHER with all the right, title and interest of the party of
the first part, of, in and to Bayview Road, lying in front of and
adjoining said promises to the center line thereof.
TOGETHER with a right-of-way one (1) rod in width for ingress and
egress by foot and by vehicles to Corey's Creek leading from said
Bayview Road to Corey's Creek and more particularly running along
the westerly line of the lands now or formerly of Godfrey Koke to
the northeasterly corner of the lands of Helen Fink, thence
westerly along the northerly line of lands of said Helen Fink,
thence southerly along the westerly line of the lands of said
Helen Fink to Corey's Creek.
BEING AND INTENDED TO BE the same premises conveyed to the party

f the first part by deed dated October 28, 1959 and recorded at
the office of the Clerk of the County of Suffolk on November 17,
1959 in Liber 4726 of conveyances dt Page 370.
THE PARTY OF THE FIRST PART reserves the right to possess, occupy
and control all of the described real property during her
lifetime. Effective on the death of the party of the first part,
the party of the second part shall take title to the real
property in fee simple absolute.
