Irene Auletta, having an address of 137 Harbor View Drive, Massapequa, New York I 1957,
party of the first part, and
William Matassoni and Pamela Valentine, having an address of 1970 Village Lane, Orient, New York 11957 and
78 Logan Road, New Canaan, CT 06840 respectively,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of $10.O0 dollars and other valuable
consideration, paid by the party of the second pan, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, as more particularly
described in Schedule A annexed hereto and made a part hereof.
Being and intended t6' be the same premises as conveyed to the grantor(s) herein by deed dated February 28, 1994
and recorded on March 10, 1994 in Liber 11667 page 870. Said premises are known and designated as District
1000, Section 017.00, Block 02.00, Lot 001.002.
TOGETHER with fill right, title and interest, if any, of the party of the first pan in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first pan in and to
said premises,
TO HA VE AND TO HOLD thc premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second pan forever.
AND the party, of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises hav'e been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "panics" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Terry's Point near Orient, Town of Southotd,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the southwesterly comer of the premises herein described which said point of beginning is located as
follows:
BEGINNING at a monument set on the northerly side of Main (or State) Road where same is intersected by the westerly
tine of a right &way 33 feet in width, and which said monument is set at the southeasterly comer of land now or formerly
of Frederic G. Schofield and wife; and
RUNNING THENCE along the westerly line of said right of way, North 4 degrees 12 minutes East, 745.81 feet to a
monument set at the southwesterly comer of land now or formerly of Harold W. Conroy and wife;
THENCE along said land of Conmy, North 74 degrees 51 minutes East, 34.98 feet to the westerly line of a right of way
30 feet in width;
THENCE along said 30 foot right of way:
1) North 4 degrees 12 minutes East, 256.91 feet;
2) North 58 degrees 00 minutes East, 209.13 feet;
3) North 8 degrees 33 minutes 50 seconds West, 209.73 feet; and
4) South 82 degrees 13 minutes 30 seconds West, 99.32 feet;
THENCE North 18 degrees 30 minutes West across said 30 foot right of way, 30.53 feet to the true point or place of
beginning and from said point of beginning;
THENCE North 06 degrees 00 minutes 00 seconds West along land now or formerly of John Josephson, 292.48 feet to the
Long Island Sound;
THENCE along the mean high water line of Long Island Sound the following 2 tie courses and distances:
1) North 52 degrees 36 minutes 42 seconds East, 70.49 feet to a point;
2) North 89 degrees 42 minutes 41 seconds East, 86.224 feet to land now or formerly &Anne & Antonio Perez;
THENCE along the last mentioned land 316.62 feet to the northerly side of the 30 foot right of way;
THENCE South 82 degrees 13 minutes 30 seconds West along the northerly side of the 30 foot right of way, 135.00 feet
to the point or place of BEGINNING.
TOGETHER with an easement in common with others over the private right of way as set forth in Liber 8425 page 26.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
