THIS INDENTURE, meas the ZJ day of September, nineteen hundred and ninety-eight

on November 10, 1975 as Map No, 6313, said point also,being 45 feet northerly on a course bearing North 25
degrees 15 minutes 00 seconds West from the northeasterly terminus of Greenfields Lane as shown on Map of
Green Fields at Southold Map No. 6313;
RUNNING THENCE from said point of beginning along the southerly side of land now or formerly of Conway
Brothers, first above mentioned, North 72 degrees 39 minutes 20 seconds East 164.37 feet to the westerly side
of land now or formerly of Mahnken;
RUNNING THENCE along said land, South 16 degrees 09 minutes 01 seconds East 138.54 feet to the northerly
side of land now or formerly of Gratten; -
RUNNING THENCE along said land and along the northerly terminus of Sunnyside Road and along other land
now or formerly of Gratten, South 72 degrees 28 minutes 50 seconds West 142.19 feet to the easterly side of land

of die second part, the heirs or successors and assigns of the party of the second part forever.
ANDthe party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
ANDthe party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for dais conveyance and will bold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The work "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
